A previous Strategic Pre Application submission (ref. 25/0174/SDE) confirms positive early engagement from Gateshead Council regarding residential redevelopment potential, and earlier visioning work identifies capacity for around 170 units across a mix of townhouses and apartments together with opportunities for high quality placemaking, improved connectivity, and incorporation of the site’s industrial heritage into the development framework.
While constraints including Flood Zones 2 and 3, existing utilities infrastructure, topographical variation and potential abnormal costs will require consideration, the site remains an attractive regeneration opportunity with clear developer appeal. Parties are encouraged to make their own planning enquiries with the relevant authorities.

Virtually every property will be offered subject to a Reserve (a figure below which the Auctioneer cannot sell the property during the auction) which we expect will be set within the Guide Range or no more than 10% above a single figure Guide.

If two of more users place identical bids, the bid that was placed first takes precedence, and this includes proxy bids.
Another bidder placed an automatic proxy bid greater or equal to the bid you have just placed. You will need to bid again to stand a chance of winning.
