Description

This landmark Grade II Listed property opened in 1907 as a municipal swimming pool, public baths and wash house and is believed to be one of the oldest such properties in Britain.
The property is of a stone construction beneath a slate roof, with the main swimming pool lying within a large open hall with a partially glazed full height curved roof. Adjoining is another full height hall with glazed curved roof and at the front is a decorative tiled entrance hall with tiled reliefs and a turnstile. There is in addition a basement boiler house with access from the rear and two upper floors. Some of the floors have been removed for safety reasons, leaving a partial void of the interior including a former caretaker's flat. On the rear elevation is a double advertising hoarding where any benefit will be passed to the purchaser.

Location

The city of Newcastle upon Tyne is located on the banks of the River Tyne, alongside the A1 and A19 trunk roads at the junction of the A69 Trans Pennine Route, as well as being on the main east coast rail line. Newcastle has a population of around 300,000 with two leading universities with over 55,000 students and attracts over 20 million visitors a year. The city is enjoying much regeneration including the Stephenson Quarter and ongoing Science Central redevelopment. The property lies upon the edge of the city centre zone, within walking distance to the north of the prime Quayside area and the Millennium Bridge. The property occupies a prominent corner position fronting the A193 New Bridge Street, the link between the city centre and the A19 at the Tyne Tunnel, at its junction with Gibson Street, an area with active new development underway.

* Generally speaking Guide Prices are provided as an indication of each seller's minimum expectation, i.e. 'The Reserve'. They are not necessarily figures which a property will sell for and may change at any time prior to the auction. Virtually every property will be offered subject to a Reserve (a figure below which the Auctioneer cannot sell the property during the auction) which we expect will be set within the Guide Range or no more than 10% above a single figure Guide.
