Planning

The Government has demonstrated through the planning system that it is a keen supporter of the custom and self-build sector. There is recognition within national planning guidance of the growing demand from the self-build sector for improved access to opportunities to undertake self-build projects, which will include conversion of existing buildings and structures, often exhibiting innovative and ground-breaking design solutions. The recent Housing White Paper, signals the government’s continued support for custom and self-build housing and the role it can play in helping deliver housing that people want.

Over recent years a growing number of examples from across the UK of high quality conversions have captured the public imagination and inspired more and more people to become involved in realising their own ‘Grand Design’ ambitions. One-off, bespoke solutions are now increasingly gaining planning consent, even in areas often constrained by planning policy. Through the Self-Build and Custom Housebuilding Act 2015, and more recently the Housing White Paper, the Government recognises that custom build can be an affordable way to home ownership that provides an opportunity to own a bespoke, sustainably designed and high quality home.

National planning guidance encourages outstanding and innovative design and cautions local planning authorities against stifling innovation, originality and initiative. National and local planning policies also provide support for sympathetic, sustainable rural tourism enterprises as well as general support for the sustainable growth and expansion of all types of business and enterprise in rural areas, including through the conversion of existing buildings.

Examples of other former Severn Trent DSR’s which have gained planning consent for conversion can be found here at http://stwreservoirs.co.uk/case-studies

Legal Pack

There is a link to the Legal Pack on this page. All buyers are advised to read the legal pack prior to the auction and to seek independent legal advice in relation to this. The legal pack includes information on the rights and reservations affecting the site, as well as any overage and easements that may be applicable.

Bidder Registration

In order to bid you will be required to provide proof of identification, proof of address and source of funds before being authorised to bid.

We will also take a hold on funds from your bank card of £4,000 before you can bid.

Please see our Online Bidding and Registration Guide for further information, but note that as soon as you enter your debit or credit card, the hold on funds will be taken and this amount on your card will be "reserved" for this potential transaction and the amount will be deducted from the balance of your bank account.

We recommend you enter your debit or credit card from 7 days before the auction date, to avoid the £4,000 payment being processed and the funds being "reserved" and held by our Sagepay provider unnecessarily.

Registration for bidding will close at midday on 29 November, after which we cannot guarantee giving you permission to bid at the auction.

* Generally speaking Guide Prices are provided as an indication of each seller's minimum expectation, i.e. 'The Reserve'. They are not necessarily figures which a property will sell for and may change at any time prior to the auction. Virtually every property will be offered subject to a Reserve (a figure below which the Auctioneer cannot sell the property during the auction) which we expect will be set within the Guide Range or no more than 10% above a single figure Guide.
