Upon Instructions of
- FOR SALE ON BEHALF OF WALSALL COUNCIL
- Vacant Parcel of Land
- Approximately 0.336 Hectares (0.83 Acres)
- Planning Potential for 12 Dwellings (STP)
Description
The property comprises a vacant site which is irregular in shape and is predominantly covered with grass and vegetation.
The total site area extends to approximately 0.336 hectares (0.83 acres).
Location
The site is located off Greadier Street in Willenhall, a popular residential area within the Walsall borough. It enjoys close proximity to local amenities including shops, schools, and healthcare facilities, making it a convenient setting for new housing. The location offers excellent transport links, with easy access to the A454 and A462, connecting to Walsall, Wolverhampton, and the wider West Midlands road network, as well as the M6 motorway for regional travel. Public transport is readily available, with regular bus services providing connections to nearby towns and city centres. The surrounding area is predominantly residential, complemented by green spaces and canal-side walks, creating an attractive environment for future development.
Tenure
The property is held Freehold under three titles, SF49767, SF49768 and the third is unregistered.
Planning
We have been provided with a Pre Application Response dated August 2024 from Walsall Council Planning and Building Control Development Management Department which has confirmed the following:
The site offers potential for residential development (indicative capacity around 12 dwellings) subject to planning. The land is currently maintained as informal open space. Development would only be acceptable if it is demonstrated that the site is no longer required for open space. This represents an attractive opportunity to deliver new housing in an area where the presumption in favour of sustainable development applies due to the Council’s housing supply shortfall.
