Upon Instructions of

  • FOR SALE ON BEHALF OF WALSALL COUNCIL
  • Vacant Parcel of Land
  • Approximately 0.586 Hectares (1.449 Acres)
  • Planning Potential for 20 Dwellings (STP)

Description

The site is irregular in shape and is currently surrounded by residential housing off Herberts Park Road to west and north, Stanbury Avenue to the east, and Fusion Way and Bagwall Crescent to the south and is approximately 0.586 hectares (1.449 acres).

Location

The site is located off Herberts Park Road in Darlaston, a well connected area within the Walsall borough. It benefits from proximity to local amenities including schools, shops, and healthcare facilities, making it a convenient setting for residential development. The location offers excellent transport links, with easy access to the A4038 and A454, connecting to Walsall, Wolverhampton, and the wider West Midlands road network, as well as the M6 motorway for regional travel. Public transport is readily available, with regular bus services providing connections to nearby towns and city centres.

Tenure

The property is held Freehold (unregistered).

Planning

We have been provided with a Pre Application Response dated August 2024 from Walsall Council Planning and Building Control Development Management Department which has confirmed the following:

The site offers potential for residential development (indicative capacity around 20 dwellings) subject to planning. The land comprises former allotments and may also include areas of community tree planting. Development would only be acceptable if it is demonstrated that the site is no longer required for allotments or other open space. This represents an attractive opportunity to deliver new housing in an area where the presumption in favour of sustainable development applies due to the Council’s housing supply shortfall.
