Description
The property is a two and a half storey Grade II listed building which was originally constructed in the late 1890’s as a manor house but was since adapted to provide a care home facility until the early 1990’s where this use ceased. It is understood that Suffolk County Council has been utilising the accommodation since this time for offices in connection with social care services.
The property was extended (single storey) in the 1980’s when operating as a care home, to provide additional communal accommodation at the rear which has been used as dining, lounge and laundry facilities. The main building is predominantly cellular in style providing a variety of offices, meeting rooms, consultation rooms, storage and ancillary kitchen and WC facilities. The offices benefit from a single lift with a ten-person capacity which provides access to all three floors centrally within the building.
Internally we are advised that the property is approximately 479.19 sq m (5,158 sq ft) NIA and approximately 844.77 sq m (9,093 sq ft) GIA.
Although adapted over time, the building appears to have largely retained its original structure and configuration and many of the original features such as cornicing, fireplaces and stairwells and original arched timber sash windows with stone dressings are retained. In addition, there are oblique views of the sea from first and second floor windows on the eastern elevation
Externally there is a garden area which extends to Princes Road where there is a wooden pedestrian gate and the southern elevation of the site accommodates vehicular access to the property and parking facilities where there is capacity for approximately 10-12 vehicles.
The property is situated on a site of approximately 0.165 hectares (0.408 acres).
Location
The property is located approximately 300 m west of the town centre of Felixstowe which lies on the coast in south-east Suffolk and has a population of approximately 25,000. Felixstowe is located approximately 12 miles south-east of Ipswich via the A14 trunk route.
The town is relatively well served by public transport with a branch line rail service providing approximately hourly rail services to London (1 hr 50 mins) and Ipswich (25 Mins).
The A14 is the primary distributor trunk route which links with the A12 at Ipswich (25 Mins) and provides relative ease of access to Colchester (40 mins) and beyond to the M25 (approximately 1hr 20 mins drive).
The nearest passenger airport is at Stanstead (approximately I hr 20 mins drive via A14/A12/A120.)

They are not necessarily figures which a property will sell for and may change at any time prior to the auction. Virtually every property will be offered subject to a Reserve (a figure below which the Auctioneer cannot sell the property during the auction) which we expect will be set within the Guide Range or no more than 10% above a single figure Guide.

By setting a proxy bid, the system will automatically bid on your behalf to maintain your position as the highest bidder, up to your proxy bid amount. If you are outbid, you will be notified via email so you can opt to increase your bid if you so choose.
If two of more users place identical bids, the bid that was placed first takes precedence, and this includes proxy bids.
Another bidder placed an automatic proxy bid greater or equal to the bid you have just placed. You will need to bid again to stand a chance of winning.
