Description
The property comprises a Grade II listed Methodist church and associated land, constructed in the early 20th Century.
The property is constructed in a traditional manner, with brick and stone elevations beneath a pitched and tiled roof, with stained glass windows within stone frames. To the south of the property, there is a bell tower and spire. To the north of the site, there is a single-storey out-building, constructed in a similar manner to the remaining property, albeit entirely separate, with a dedicated entrance door.
Internally, the individual floors vary in size and layout. Generally each floor benefits from natural light. The lower-ground and ground floors incorporate an under croft hall area for Sunday school, along with associated ancillary, meeting and storage space, along with a kitchen.
The first floor houses the main hall of worship, with original organ, vestries and storage areas, along with a mezzanine seating area and entrance lobby.
Generally, walls and ceilings are plastered and painted, with either concrete, timber, or carpeted flooring. The main hall of worship incorporates fitted timber pews and columns, along with a timber framed nave.
The property sits on a site of approximately 0.149 hectares (0.369 acres).
Location
The subject is situated between Seven Kings Road and Balmoral Gardens, to the south of High Road (A118). Heading westwards, the High Road intersects with the A406 North Circular Road after Ilford town centre, while heading east leads through Romford to provide access with the A127 Southend Arterial road. The immediate area comprises a combination of retail and residential uses. Seven Kings town centre, situated immediately to the north and west of the subject, provides the nearest major retail provision, providing a range of predominantly independent retailers.
In terms of transport links, the property is situated approximately 55m to the south east of Seven Kings railway station, which provides regular services to London Liverpool Street taking less than 20 minutes via national rail or Elizabeth Line services.

* Generally speaking Guide Prices are provided as an indication of each seller's minimum expectation, i.e. 'The Reserve'. They are not necessarily figures which a property will sell for and may change at any time prior to the auction. Virtually every property will be offered subject to a Reserve (a figure below which the Auctioneer cannot sell the property during the auction) which we expect will be set within the Guide Range or no more than 10% above a single figure Guide.
Administration Fee The successful purchaser will be required to pay the auctioneers administration fee of £1,800 inclusive of VAT on purchases of £20,000 and above and £600 inclusive of VAT for purchases below £20,000. Other additional costs/fees may apply - Click here.

By setting a proxy bid, the system will automatically bid on your behalf to maintain your position as the highest bidder, up to your proxy bid amount. If you are outbid, you will be notified via email so you can opt to increase your bid if you so choose.
If two of more users place identical bids, the bid that was placed first takes precedence, and this includes proxy bids.
Another bidder placed an automatic proxy bid greater or equal to the bid you have just placed. You will need to bid again to stand a chance of winning.
