The subject site comprises a level, irregular shaped agricultural site that was previously used for pasture and is approximately 0.68 acres (0.27 hectares). There are currently no buildings on the site.

The southern and eastern boundaries are formed by Bolshaw Farm Lane, beyond which is the residential development of Bolshaw Farm (delivered pursuant to Ref: 03/0690P). The northern boundary is formed by neighbouring residential properties of on the edge of Heald Green that are situated within the Stockport Council authority area. The western boundary is formed by fencing to the neighbouring agricultural piece of land, beyond which lies a series of large greenhouses associated with the W.
